In our experience, the most successful relationship for custom home construction is when PBH acts as a Project Manager (PM) for your new home construction. In this scenario, PBH reviews your plans, estimates the total cost of construction, and agrees to build your home for a fixed fee.
This fee typically translates to 8% - 12% of the total cost of construction. The reason we fix the fee rather than bill a percentage of total construction cost is to remove the potential of adversarial relationship - we're on the same page to get you, the home owner, the BEST price we can - if we're earning a percentage of the total cost, it may be construed that we have an incentive to escalate costs. Once the fee is set, it is translated to a monthly construction expense paid to PBH. Then Pais-Built begins construction and uses it's trades and supplier relationships to secure the best builder direct pricing for your project. All bills are either paid directly from the homeowner or paid out of a segregated account the homeowner sets up with PBH.
You as the homeowner receive the benefit of all PBH earned pricing from trades and material suppliers. PBH receives a fee for it's management and we're all on the same team. The project is under PBH management and insurances. This structure is recommended and typically saves the homeowner money over the more traditional General Contractor Lump Sum Bid.
